Honeysuckle Apartment Roof Replacement

Project Overview

Spark Roofing & Guttering was commissioned to undertake a full roof replacement on a multi-storey apartment building in Honeysuckle, a high-density residential precinct positioned directly along the edge of Newcastle Harbour. The existing metal roof had reached the end of its serviceable life, with salt-induced corrosion, storm damage, and water ingress affecting multiple units.

Given the building’s harbourside location and the need for minimal disruption to residents, the project required precise planning, corrosion-resistant materials, and strict compliance with multi-storey safety and strata requirements.

Our Solution

We recommended COLORBOND® Ultra steel in Shale Grey, ideal for coastal environments exposed to salt-laden air. To meet both aesthetic and performance standards, we removed the aged roofing and replaced it with new long-run COLORBOND® sheets using concealed fixings and marine-grade fasteners.

Comprehensive safety rail systems were installed prior to commencement, ensuring a safe work environment across all elevations. We also introduced a new acoustic insulation layer to reduce rooftop noise transfer—an added benefit for residents during high winds or rain. All roof penetrations, flashing details, and box gutters were custom-fabricated on site to ensure a weather-tight seal and seamless finish.

Results

The project was completed on time and with minimal disturbance to residents. The upgraded roofing system not only improved the building’s resistance to coastal conditions but also lifted the visual appeal and long-term value of the property.
